Privacy Policy

1. Who we are

Compare Managing Agents is an independent directory of managing agents operating under comparemanagingagents.com. We are not affiliated with any government body, regulatory authority, or managing agent firm.

This privacy policy applies to comparemanagingagents.com and all its subpages, including country-specific directories such as comparemanagingagents.com/singapore/.

2. What data we collect

Automatically collected when you visit the site:

• Pages viewed and time spent on them
• Referring URL (the page you came from)
• Browser type and operating system
• Approximate country (derived from anonymised IP lookup — we do not store IP addresses in personally identifiable form)
• Engagement events such as clicks and scroll depth

Submitted by you:

• If you submit the get-quotes form, we collect your development name, number of units, zone, role, and email address — and any additional notes you choose to provide.
• If you sign up for a market launch notification, we collect your email address only.

We do not operate user accounts. We do not collect payment information. We do not collect national identification numbers or government-issued identity data from visitors.

3. How we use your data

• Analytics data is used to understand which pages are useful, diagnose errors, and improve the site. We do not use analytics data to build individual user profiles or for advertising purposes.
• Get-quotes form data is used solely to connect your MCST council with managing agents serving your zone and to respond to your enquiry. We do not share this data with firms outside the scope of your request.
• Notification email addresses are used solely to alert you when a requested market launches. We do not send unsolicited marketing to these addresses.

We do not sell, rent, or share your personal data with third parties except as described in the Third-Party Services section below.

4. Data we display publicly

Our directory pages display information sourced from public registers and publicly accessible platforms:

• Firm names, registered addresses, registration numbers, and MCST portfolio assignments — sourced from the BCA (Building and Construction Authority) public register.
• Google Business Profile ratings and review counts — publicly available data accessed via Google's platforms.
• Accreditation status — sourced from relevant industry bodies' public records.

We do not display personal information about individuals such as personal email addresses, home addresses, or national identity numbers. Our directory profiles relate to firms, not individual persons.

If you believe personal data about you is displayed incorrectly or should be removed, contact hello@comparemanagingagents.com and we will investigate.

5. Cookies

We use a small number of cookies to make the site function and to measure traffic:

• Analytics cookies (Google Analytics 4) — used to measure page views, session duration, and engagement. These cookies are set only after you consent via our cookie consent banner on first visit.
• Consent cookie — a first-party cookie that remembers whether you have accepted or declined analytics cookies, so we do not ask again on every visit.

We do not use advertising cookies, retargeting cookies, or social media tracking pixels of any kind.

You can withdraw consent at any time by clearing your browser cookies. On your next visit, the consent banner will reappear and you can decline analytics cookies.

6. Third-party services

We use a small number of third-party services to operate the site:

• Google Analytics 4 — page view and engagement analytics. Data is processed by Google LLC under their terms. See Google's privacy policy.
• Netlify Forms — form submission handling. When you submit a form on this site, your data is transmitted through Netlify's infrastructure. See Netlify's privacy policy.
• Google Fonts — we load web fonts (Newsreader and IBM Plex) from Google's font CDN. This involves a network connection to Google servers at page load, which may log your IP address under Google's standard server logging. See Google's privacy policy.

We do not use any other third-party advertising, affiliate tracking, or data broker services.

7. Data retention

• Get-quotes form submissions — retained for 6 months after receipt, then permanently deleted from our records.
• Launch notification email addresses — retained until the notification email is sent (or for a maximum of 18 months), then deleted.
• Analytics data — aggregated and anonymised analytics data is retained indefinitely for trend analysis. Raw event data is retained by Google Analytics under their standard 14-month data retention setting unless you request earlier deletion.

8. Your rights under the PDPA

We operate this site primarily for users in Singapore and respect your rights under the Personal Data Protection Act 2012 (PDPA).

To exercise any of these rights, email hello@comparemanagingagents.com with "PDPA Request" in the subject line and describe your request. We will respond within 10 business days.

Where we cannot comply with a request (for example, because complying would prevent us from fulfilling a legal obligation), we will explain why.
