Is A & L Property Services regulated?
Yes. Managing agents for MCSTs in Singapore operate under the Building Maintenance and Strata Management Act (BMSMA), administered by BCA. Every MCST's appointed managing agent must be recorded in the BCA MCST register. MCST councils are governed by elected management committees.
How does an MCST change to a different managing agent?
An MCST council can switch managing agents by ordinary resolution at a general meeting. The incumbent contract must be reviewed for its notice period — typically 30–90 days. Best practice is to obtain written proposals from alternative agents before the resolution so that a handover can begin immediately upon appointment.
